"A WONDEFUL EXPERIENCE - My husband and I decided to get away and drive down to Newport Beach a few weeks ago from Los Angeles.  We packed a bag and off we went.  Once we got to the Balboa Penninsula, we decided to park the car and check the area out.  There was so much to do in this vicinity, so we decided to stay over for a couple of days at the Balboa Inn.  After looking at a few rooms and their rates, we took one of their mini suites.  It was lovely!  A living room with a sofa, chair, desk, refrigerator and a fireplace!  How romantic!  The cozy bedroom area was perfect for us but best of all was the jacuzzi tub with a shower that was like a waterfall!  After we unpacked we went to the nearest bike rental shop, Seaside Bicycle Company, which is on property at the Inn.  We had so much fun riding around the area checking out the shops and restaurants, even taking the bikes over to Balboa Island by way of ferry.  On our way back, we rode to the Wedge to watch the waves and the surfers.  That evening, we went to the Inn's bar and had a few drinks before dining at their restaurant.  We both had pasta dishes and were more than satisfied with the menu, food and serivce.  And the view at this outdoor restaurant was superb!  At sunset, not only could we see the waves crashing on the beach but we had a clear view of Catalina Island.  Truly breathtaking!  Their morning breakfast was also fantastic. Again, it was served outdoors and the choices were amazing...everything from juices, coffee, tea, muffins, bread assortments, cereal, fruit, yogurt...it was plentiful to say the least.  I highly recommend the Balboa Inn and I thank their staff for helping to make this getaway a memorable time for us.  We will definitely be back!"

"Clean Quaint and excellent location.  ...My wife and I stayed the Balboa Inn on April 21st, prior to a business trip to Lake Forest.  Those who do their research will know what to expect of the Balboa Inn.  It is not a Marriot or Hilton and is not an extravagant beach-front condominium.  Its elegance comes from its age and its quaintness comes from its location.  The rooms are dated, but for those who want to visit Newport Beach to enjoy the restaurants, shopping, and the beach will realize that the Balboa Inn is a great choice.  The staff is very friendly and the restaurant offers a very generous continental breakfast.  Also, it is only one block to the ferry that provides access to the beautiful Balboa Island, a must place to explore and enjoy when in Newport Beach.  To be objective, I must also point out that given the location and age of the building, outside noise can be a factor if you are a light sleeper."

"Well, I booked this hotel because of its location, we were taking a trip to Catalina, but with the reviews I read about Balboa Inn, I felt like I was taking a gamble staying there.  I was pleasantly surprised!  The staff was so polite, very welcoming, when we arrived the gentleman in the front desk was very helpful, gave us a map of the area, etc..  And for check out the lady was very polite.  In terms of the building and the rooms, its was good.  The building looks beautiful on the outside and the hotel has this really historic feel to it.  I think when people book this hotel, they are expecting things to be very modern, chic, brand new basically like other "chain" hotels they prob have stayed at.  Where as this hotel, has character, its very beautiful, it has that historic feel to it, especially if you read the history behind this hotel, you'll realize and appreciate what this hotel has to offer.  The rooms even have a fire place!  How cool is that?!  The rooms are not "up to date" as i think the people with the negative reviews have on here, but they are clean , and the decor is very interesting, (i.e. the bathroom sink had floral prints on it!)  Anyways, the one negative to the place is you can hear the noise from outside a bit in your room, it was not a problem for me as I fall asleep easy but it was a issue for my fiance.  Other con is you pay for internet.  In terms of parking, there are lots for 15 bucks all day, of park right next to the building after 6 and before 8am for free."

"I use to live in this area so I knew the area well and knew right where I wanted to be.  I had known the exterior of this hotel but never been in.  I read the reviews on here when planning to visit friends and family in the area.  I was SO nervous after reading the reviews for the old part as they call it on here, but the "historical part" as the hotel phrases it.  We went ahead and booked anyway, knowing the are and that we would not be spending much time in the room anyway, and you would be crazy to take a trip here if you are a room sitter.  However, when we arrived at the sand set hotel I couldnt be happier to be there.  We saw the room and were so pleasently surprised after the reviews posted.  This room was placed on the third floor that exited out to a joined patio with adorable sitting areas and a fountain, with the most amazing ocean view.  The room itself had a king bed, fireplace, armoir, normal bath, and closet.  It was Cozy, with a window to let in all that ocean air.  The only evidence I could find to support less impressed travelers was the fact that they used old classic brass fixtures and soap dishes that with time, sea air and bathroom moisture, start to blue.  This is the againg process of this decor and a product of us being so conditioned to less classic elements and plastics.  Anyway, there was nothing to fear in the room and it is walking distance to everything fantastic in Newport.  Its a beautiful neighborhood.  We had a great time!"

"We stayed at the Balboa Inn in December for the Newport Beach boat parade.  We have never had a problem and we think of the hotel as quaint, not old!  I think too many people expect too much when staying here.  The front desk personell are always friendly and very helpful and the rooms with fireplaces are very cozy.  It's not the Ritz but it's a very nice hotel.  We will be going back."

"Great stay!  Comfortable, but most of all great view!  We got the balcony upgrade due to a special they offered which was well worth it! & the beach location was perfect!  Only negative was the parking was a hassle to find unless you valet with the hotel which is $25 or paying all day pass at the beach which is bout the same price other than that of u find parking on the st it's no problem!"

"We read all the reviews and worried about finding a "dump" but we were pleased to find charm instead.  Yes, the hotel is old and yes, there were a few maintenance items that were not perfect but it really was the place to stay in Newport Beach.  We had two rooms in the older section - they were unique and interesting - one had hardwood floors, one had carpet.  They both had views of the water.  They both had working gas fireplaces (when was the last time you stayed in a hotel with a fireplace in your room?)  We all thought the hotel was reminiscent of the French Quarter in New Orleans.  We enjoyed the breakfast and thought it was as good a Continental Breakfast as most places that offer one - better than many.  We would stay there again."

"While not a five star resort the perks of staying here were worth the ratings.  Convenience to ocean, beach, and harbor yet away from the crowds.  Enough choices within walking distance for shopping and dining.  Parking is ridiculous no matter where you are in CA, best to just park the car and walk or rent a bike.  Love Newport Beach/Balboa area, can't wait to return and yes I would stay here again!!"

"My husband decided to surprise me for a nice getaway to Newport Beach and we stayed at this hotel.  We absolutely LOVED it!  The rooms were amazing and the view was breath taking!  One thing that I really loved about the rooms is that they were super clean compared to most hotel rooms.  If you stay here you definitely need to have a balcony view!  They also offer free continental breakfast for those light eaters and everything you need is in walking distance."

"We recently stayed at this hotel quite by chance.  It was late & we were looking for somewhere in the Balboa area of Newport Beach.  We stumbled upon the Balboa Inn, which is located, fantastically, on the main street which links Balboa Pier & the ferry that links this part of Newport to the main Newport.  With the front rooms overlooking the beach this property is ideal of a couple that may be looking for a romantic getaway as well as what we were looking for which was a good quality hotel in a good location with plenty of restaurants & small, local bars to choose from.

Newport is a special place & with its complementary breakfast outdoors, pool & convenient parking the Balboa Inn is a special hotel.

Right from my phone call with the hostess on reception to the greeting we got on check in, it was professional but very friendly & personal.

The room was great, clean & fresh & the bathroom was top drawer with a jacuzzi bath tub & shower in.  The notable thing for me was the floral design of the washbasin, something I have never seen before & it looked amazing.

Well Done to all at the Balboa & I hope to be able to visit you again in the near future."

"The location is perfect; a short walk to the beach and a variety of places to eat.  The staff is friendly and helpful.  We read some reviews that claimed otherwise, as well as the hotel being dirty, but we did not find it so.  The area is a famous destination for travelers, as well as popular with southern ca residents, so some noise is to be expected, but, although we like quiet, we did not have any trouble sleeping or enjoying ourselves.  There are a lot of negative reviews of the Balboa Inn, and they almost scared us away, but we decided to see for ourselves and are glad we did."

"i recently had my honeymoon and stayed at the Balboa Inn, in Orange county california, and i must say i was a little cautious having read some of the bad reviews on here.  However i was pleasently surprised.  Not only is the location perfect, the beach being literally steps away, but the service was great and the room we had was stunning with immaculate pacific views.  The hotel itself was gorgeous, more like a boutique hotel than an overpriced modern hotel, and the charm shone through with the politeness and helpfullness of the staff.  I would certainly recommend the Balboa inn to anyone looking for somewhere to stay in the newport beach area."

"This Tuscan-style hotel is quaint and charming.  The proprietors are helpful and friendly, and the location is unbeatable.  It can be a bit noisy at times, but don't let that deter you.  Just bring along earplugs--The benefits of the location and service are worth the minor inconvenience.  There are quality bikes for rent next door, a beach bike path nearby, lots of restaurants, the Balboa Pier, and much more.  You'll love it!  I look forward to returning for a longer stay."

"I have come and stayed at other hotels in the area but always had to drive to get to my favorite cantina.  I read all the reviews and was always turned away from the place by them but I got such a good deal on a room and yes some of the things that were said were true, no AC but had celling fan and opened the windows, yes it was a little loud in the early moring from the traffic I shut the windows made it better.  It is an old hotel and you have to know things will not be as if it was a new hotel.  I loved it becasue I could walk to the beach, walk to Cabo Cantina, walk all around have dinner and never had to get back into my car.  It was a great time and with the deal I got I would do it again."

"Just wanted to take a moment to write a review about this terrrifc hotel!  It's great for anyone!  We are Orange County residents and only live 15 minutes away from Newport, but we wanted to stay on the beach near our favorite beach!  We couldn't have chosen a better hotel!  The staff was super friendly and made us feel VERY welcome!  Our rooms were clean and roomy for our family of 6!  We all had a blast walking around town, sampling all the great food both at the hotel and at adjacent restaurants!  We plan on going back again soon!  It's nice to have a hotel close to home that offers such great hospitality in such an amazing location!  Even if I didn't live close by, I'd recommend traveling to Balboa Inn from anywhere!  The beaches are fantastic and GREAT for kids (there's even a huge playground right on the sand just steps away), you can walk or bike to all your entertainment, and the resort is beautiful.  Some rooms are older and some are new so be sure to let them know if you have a preference!  Go enjoy.... we did!!!!!"

"The hotel was great.  In comparison to some negative feedback I read about the Balboa Inn, it's a great place....  Consider it was built in 1929, been renovated several times, the deluxe room has a charming boutique air.  The location is the best in the area!  It was comfortable, clean....  My room had a gas log fireplace.  Hotel staff very friendly and helpful.  Noise?  Yeah, it's a resort town.....  People are there to have a good time....  There's going to be some noise, especially during the summer season.  Great restaurants all around....  Bike path right in front of the hotel for biking, skating, walking along the beach.  I definitely will return for a stay at the Balboa Inn."

"The Balboa Inn, Resort was the perfect location for easy access to the beach.  Transportation in the town of Newport Beach is mostly walk, bike ride, skateboard, Segway.  Motorized vehicle parking can be challanging.  This hotel does offer vallet parking for an additional charge and several large parking lots are next to the hotel.  All vehicle parking requires payment, either a daily flat fee or feeding meters.  We definately enjoyed our stay!!"

"We had two adjoining rooms in the newly renovated part of the hotel.  The rooms were on the second floor with balconies and fantastic views of the beach.  The rooms were very clean and newly updated.  The staff was excellent and extremely helpful - the best customer service I've experienced at a hotel in a long time.  The location was perfect.  The hotel is within two minutes walking distance of several restaurants, shops and bars.  Overall it was one of the most enjoyable places I've stayed in a while.  We had a great time and would definitely go back.  The only drawback - $18 per night to park your car.  Thanks to the staff for a wonderful stay!"
